When you're buying a property for your horses, the house is not even the first thing you look at.
The barn is.
How is it laid out? Are the stalls practical? Is there good ventilation? Is there room for feed, tack, equipment, and hay? Can you get in and out easily with a trailer or hay delivery?
Then look at the rest of the setup.
Can you easily move your horses between the barn, pastures, pens, and riding areas? Are the gates positioned where they make sense? Can you separate horses when you need to?
Pay attention to the ground, too.
Where does water collect? What happens when the snow melts? How does the property handle wet weather? Good drainage and usable footing can make a huge difference in how well a property works year-round.
And don't forget the practical stuff.
Where will you store hay? Where will trailers and equipment go? Is there room for additional pens, fencing, or improvements if your needs change?
A property can have a beautiful barn and still be frustrating to use every day. The best setup is one that works efficiently for you and your animals.
So when you're looking at a horse property, don't get distracted by the pretty house first.
Walk out to the barn. That's where the real story starts.
